Roles & Responsibilities
Factory Manager is accountable as Company representative for time, cost, and general overall project performance and is
responsible for promoting close and harmonious relations with the stakeholders, clients, and the design consultants. The major
objectives of the site team under the overall leadership of the Joinery Manager include client relations, site costs, site schedule,
project quality, labour relations not within the control of the project team and the productive effort required to meet specific
project requirements and contractual obligations. Developing projects goals, objectives, policies and procedures, standards,
planning and organizing the delivery of programs and services; developing project budgets; providing expert and professional
assistance to management in the areas of expertise and fostering cooperative working relationships.
The Joinery Manager provides leadership in connection with overall project matters and strategy. He will be responsible for
managing more than one projects. However, the designated Joinery Manager retains overall accountability for relationship
management and Client satisfaction on the project
Major responsibilities include:
STRATEGIC
• Lead production team to manufacture products from machine shop, assemble section area to polishing/paining
area and delivery of products within the time frame with the budgeted cost.
• Ability to plan effective strategies to ensure the profit and financial well being of the division. Improve the
operational processes and politics in support of organization mission – specifically support better management
reporting information flow and management business proves and organizational planning.
• Represent the company/attend client/consultant project related meetings and possess capability to explain
Company’s point of view / interests efficiently. Plans organize resources lead and monitor the assigned project(s)
to ensure that the projects are delivered with the agreed time costs and specifications.
• Closely monitor the daily activities on the site/s and the Carpentry/Joinery resources to understand identify and
ensure quality checks and remedial actions. Review the variation orders and raise remarks to the Management
for further action. Ensure correctness/completeness of the contractor(s) and consultant(s) contracts.
• Closely monitor all submittals variation requests through QS and site instructions and make suitable
amendments to ensure budgets are maintained. Closely monitor the progress of projects and make
recommendation in areas of slippage and identify & define the critical paths and capable of taking corrective
actions. Coordinate and work closely with other departments who have linked to the projects. Monitor and
control snagging lists and be able to advice acceptance/ rejection of final completion.
• Ensure handling over of projects in qualitative and timely manner. Performs extensive market budget and sales
analysis Skills & Qualifications: Proven track record as successful leader at senior management level in joinery
and fit out industry. Very sound commercial and technical capability. Good knowledge of local market and hing
level networking and contacts within the construction industry and specifically with reference to the joinery
industry.
• Manage day-to-day operational aspects of a project and scope. Reviews deliverables prepared by team before
passing to client. Effectively applies methodology and enforce project standards.
• Provides and implements plans to achieve the production targets.
• Effectively communicates relevant project information to superiors.
• Keeps project team well informed of changes within the organization and general corporate news.
• Holds regular status meeting with project team.
• Communicate effectively with clients to identify needs and evaluate alternative business solutions.
• Complies with and helps to enforce standard policies and procedures.
• Coordinate and work closely with other departments who have linked to the projects.
• Advices on the procurements of material and tools as required for the projects.
OPERATIONAL
• Applies QA/AC procedure on productions, procurement and material handling.
• Ensures production work of assigned project is executed within target time frames agreed with the client and
budgeted cost.
• Optimizes manpower productivity, equipment, and material allocation, and ensures no materials are wasted on
production.
• Implements the safety requirements in coordination with Safety Officer.
• Supervises foreman productivity and overall performance.
• Coordinates with Site Coordinator on preparation of all project submittals and drawings.
• Interfaces/follows up with suppliers to verify materials, and inflow/outflow of factory store materials in
coordination with Procurement Department.
• Coordinates with the Site Coordinator against any shop drawings clarifications.
• Inspect the quality of incoming materials and outgoing products.
• Reviews the Variation/Change Orders/Time extensions with the Division In-charge to give feedback about the
impact on the project.
• Assists in the preparation of the project close out reports.
PEOPLE MANAGEMENT
• Assign tasks and responsibilities to foreman as per directions of Division In-charge.
• Assists in the training and development of personnel in the Joinery related topics.
AUTHORITY STRUCTURE
• Determine the project approach including milestones, deliverables and scope.
• Determine how to allocate/reallocate project resources throughout the project.
• Recommend performance assessment of project team members.
• Approval of Monthly Manpower invoices.
• Approval of the subcontractor’s valuation not exceeding 3% of the contract value that best fit the project
objective based on the cost, time and quality.
• Approval of material request related to project.
OTHER TASKS AS ASSIGNED
Responsibilities include other duties as assigned, including special tasks involved in responding to an emergency
event.
