The Civil Quantity Surveyor will be responsible for:
1. Make such visits to the Site as may be necessary for the proper performance of the Services;
2. Attend commercial meetings with the Contractor and report to the Employer.
3. Advise on the cost implications of any proposed variations and instructions and on other matters relating to the Services as requested by the Employer and, where the Employer decides to implement a variation, advise the Employer of the cost implications of the same;
4. Assist the Employer in the assessment of Variations submitted by the Contractor under the Construction Contract.
5. Ensure that all “daywork” claims under the Construction Contract are properly settled and agreed.
6. Assist the Employer in the valuation and settlement of any claims arising under the Construction Contract and in the agreement of a final statement or account in respect of the Contractor;
7. Monitor and report to the Employer at monthly intervals until the issue of the Final Certificate under the Construction Contract on expenditure in relation to the Cost Report. Inform the Employer immediately if the expenditure has or may reasonably be anticipated.
8. Advise the Employer on the updating of the monthly cash flow forecast for the construction of each element of the Project and advise the Employer and any financing party of any reservations that the Quantity Surveyor may have regarding any updated cash flow forecasts;
9. Advise on the desirability of making payment for off-site goods and materials. Assist the Project Architect and the Specialist Engineering Conultants in valuing the same;
10. Negotiate and agree the interim and Final Accounts under the Construction Contract with the Contractor.
11. Provide quantity surveying information and assist the Employer in connection with advertising, marketing and negotiations for the letting or sale of the Project (if applicable for specific project).
12. Do all that may reasonably be required by the Employer to monitor the costs of work to be executed by others which is omitted from the Construction Contract and provide advice and assistance to the Employer as and when requested by the Employer in connection with the calculation and negotiation of cash allowances to be paid to any prospective tenants or purchaser of any part of the Project in respect of their fitting out works.
13. Provide such assistance as the Employer may reasonably require in pursuing each and every remedy which the Employer may have against the Contractor;
14. Provide such assistance as the Employer may reasonably require in defending any claim made against him by the Contractor;
15. Generally keep the Employer informed of activities on site, problems that may cause delays or conflicts and any other related matters.
16. Carry out any of the General services which may be necessary or required from time to time at this stage.
17. To perform any related task as instructed by the Line Manager.
