Responsibilities
· Owner/Client Representation:
a. Act as the primary point of contact from the owning company/developer, understanding their needs and ensuring project design deliverables meet their expectations.
b. Liaise with the client representatives, contractor, site engineers, project engineers and subcontractors on all matters related to Architectural and Interior Architectural work.
c. Manage stakeholder approvals for designs and samples, ensuring alignment with contract deliverables.
· Design Management/Co-ordination:
a. Oversee and manage all Architectural/interior Design activities at renovation/new build projects.
b. Demonstrate a deep understanding of furniture, fixtures, and equipment to curate stylish and comfortable interiors.
c. Co-ordinate with the consultants and get all design & FF&E documentation prepared which is required for Tender and further to issue for site execution.
d. Assist the Project Management Team in preparing & finalizing the Design Management Plan & Project Execution Plan.
e. Manage internal and external tendering processes as per the procurement strategy.
f. Manage project budgets, ensuring that the design is delivered within budget constraints.
· Technical/Design Review:
a. Work closely with the Design Consultants and obtain the required design deliverables.
b. Review design packages/drawings & other submittals issued by the consultants to ensure its completeness, accuracy and quality before submission to owner/client for approval.
c. Prepare full FF&E presentation and finishes for owner/client review
d. Provide Design support as per the owner/client request.
e. During execution phase critically review shop drawings/materials submittals from vendors to ensure accuracy, completeness, and compliance with project specifications and industry standards.
f. Liaise with local authorities to ensure compliance with regulatory requirements.
· Supervision:
a. Conduct regular site visit and interact with Civil, Finishing & MEP site execution team along Interior contractors and have workshops as needed to oversee work progress, quality and ensure adherence to design specifications.
b. Liaison with the appointed Fit-out contractor to ensure FF&E/Contract information is properly handed over to site and the owner/client/operator requirements are properly implemented.
c. Review FF&E installation on site and provide inputs and inspection reports.
d. Support the Project Management team in resolving design-related challenges during fitout and execution.
e. Coordinate all Power and Data requirement associated with FF&E prior to site installation.
f. Perform quality control checks on the executed Architectural works and prepare snagging list on FF&E and Interior works.
g. Prepare project schedules, monitor daily progress and ensure work completion as per agreed time line.
h. Review completeness and quality of O&M Manuals & As-built drawings before submission to the client’s facility management team and provide comments and approval.
· Supplier/Vendor Management:
a. Source and collaborate with high-quality suppliers to procure the finest materials and furnishings.
b. Be in liaison with appointed sub-consultants such as lighting, graphics, landscaping to ensure the overall design deliveries are carried through.
c. Carry out Inspection for the pre-qualification and approval of manufacturers and suppliers for various items such as furniture, lights and other finishing items.
· Quality Control:
a. Conduct design and constructability assessments, technical reviews, and QA/QC evaluations on the design package.
b. Maintain a strong focus on quality throughout the design process from concept development to final installation.
c. Review performance of consultants/contractors based on the KPI and prepare a list of best performers to be utilised in upcoming projects
· Data Bank / Library:
a. Maintain and update a comprehensive database of finish materials, mood boards, and matrix tables for quick reference and approval.
b. Maintain the Material Library in the established approved format to be used for upcoming projects.
c. Maintain control books for FF&E specifications across all project areas as per the defined scope.
Qualifications
· Diploma/Bachelor’s degree in Architecture or Interior architecture, Construction Management or related field.
· Proven minimum 5 years’ experience in Architectural Coordination and managing High End Villa projects.
· Strong knowledge of construction and Architectural materials and FF&E.
· Excellent communication and leadership skills.
· Detail-oriented and strong problem-solving abilities.
· Experience as Site architect.
· Portfolio showcasing previous work is required.
Skills
· Strong understanding of design principles, construction methodologies, and relevant industry standards.
· Proficiency in Architectural Design Software such as AutoCAD, Revit, BIM360, 3D Modelling, SketchUp, Photoshop etc. and project management software.
