PURPOSE OF THE ROLE:
The Project Manager is responsible for overseeing the successful execution and completion of real estate development projects from the post-contract stage until final handover. This role involves managing project schedules, budgets, quality, and risks to ensure projects are delivered on time, within budget, and to the highest standards.
PRIMARY RESPONSIBILITIES:
Project Planning and Scheduling:
- Develop detailed project schedules, including milestones and deadlines.
- Monitor project progress and identify potential risks and issues.
- Implement effective project management tools and techniques.
Contract Administration:
- Review and interpret contract documents to ensure compliance.
- Manage contract variations and claims.
- Monitor contractor performance and enforce contract terms.
Site Supervision:
- Conduct regular site visits to monitor construction progress.
- Ensure adherence to quality standards, safety regulations, and environmental guidelines.
- Resolve site-related issues and coordinate with various stakeholders.
Cost Control:
- Monitor project budgets and identify cost-saving opportunities.
- Track and analyse project expenditures to ensure financial performance.
- Manage change orders and variations to minimize cost impacts.
Stakeholder Management:
- Effectively communicate with clients, consultants, contractors, and other stakeholders.
- Build and maintain strong relationships with key stakeholders.
- Address stakeholder concerns and resolve disputes.
Quality Assurance:
- Implement quality control procedures to ensure project deliverables meet specifications.
- Conduct inspections and quality audits.
- Identify and rectify quality defects.
Project Closure:
- Finalize project documentation and handover procedures.
- Conduct project evaluations and lessons learned.
- Close out contracts and resolve outstanding issues.
