Job Purpose:

Senior Manager - Master Development is responsible for managing and ensuring cost effective, aesthetically pleasing master developments, released to the market on time, which can be constructed to a fixed budget to produce an agreed return to the business and its stakeholders.

Key Accountabilities - Senior Manager - Master Development:

  • Assist in the preparation of project development briefs for various asset classes.
  • Assist in the preparation of project development budgets and feasibility analysis for Senior Management approval.
  • Assist with the preparation of RFPs, Consultancy Agreements and Construction Contracts. Prepares Budget reconciliation documentation.
  • Provide periodic status reports (weekly, monthly and ad hoc) concerning design development, commercial performance, construction updates, authority’s approvals, procurement and schedule performance.
  • Provide early warning of any potential issues that may affect the delivery of the product from a commercial, schedule and specification perspective and communicates these issues to senior management.
  • Instigate value engineering studies when appropriate whilst ensuring the product brief and quality aspirations are maintained.
  • Prepare and conduct presentations to senior management concerning product particulars, design intent and commercial performance that are required when necessary to obtain an approval.
  • Ensure that design Consultants comply with the product brief to ensure costs for the development remain within budget.
  • During design development, review and challenge the cost estimates at each design gateway and provide direction to the various design consultants to remain within approved budgets.
  • Review programmes and provide commentary on opportunities where programme performance can be improved.
  • Assist in risk management studies with internal stakeholders.
  • Assist in managing documentation that is required prior to product sales launch.
  • Review feedback from sales, marketing, FM, security, IT and ensure product improvement.
  • Perform all other relevant tasks assigned by the senior management.
  • Manage team resources, both internal and external, to optimize productivity and ensure that the project is delivered within the agreed time, cost and specification.

  • Achieve Company goals to develop products that are the first choice in every product and price segment across every development category such as retail, residential, office, hotel, etc.
  • Maintain and adopt the Company’s HSEQ policies.
  • Liaise with various internal and external stakeholders.
  • Liaise with various consultants such as design, lead and cost consultants
  • Liaise with statutory authorities as required.
