Job Summary: The Senior Commercial Manager will oversee the commercial and contractual aspects of our luxury residential projects, encompassing both pre-contract and post-contract phases. This role requires a strategic thinker with exceptional leadership skills and extensive experience in the construction industry, particularly in high-end residential projects. The successful candidate will ensure the financial and commercial performance of our projects, manage client relationships, and lead a team of commercial professionals.Pre-Contract Management:Develop and implement commercial strategies aligned with company objectives.Carefully inspect and review tender documentation (contract terms and conditions, drawings, specifications, BOQ’s) Analyze exact requirements and identify areas that have implications to Tender.Prepare and manage detailed cost estimates and budgets for tender submissions.Manage the procurement process, including tendering, bid analysis, and subcontractor negotiations.Oversee the preparation, negotiation, and finalization of contracts, including FIDIC forms.Conduct risk assessment and mitigation planning, including the development of risk registers.Post-Contract Management:Monitor and control project costs, including cost value reconciliations (CVRs) and financial forecasting.Manage variations, change orders, and claims, ensuring timely and accurate documentation.Conduct regular financial reporting, including Earned Value Management (EVM) and cash flow analysis.Ensure projects are delivered on time, within budget, and to the highest standards of quality.Manage sub-contract payments and dispute resolution with various subcontractors.Client Relations:Build and maintain strong relationships with clients, stakeholders, and partners.Act as the primary point of contact for commercial matters.Address client concerns and ensure customer satisfaction.Team Leadership:Lead, mentor, and develop a team of commercial professionals.Setting and monitoring KPIs on the commercial team to ensure timely deliverablesFoster a collaborative and high-performance culture.Ensure continuous professional development and training for team members.Project Support:Collaborate with project managers, architects, engineers, and other stakeholders to ensure seamless project delivery.Provide commercial advice and support throughout the project lifecycle.Monitor and report on project performance and commercial metrics using software tools such as SAP, Oracle Primavera, or similar.Compliance and Standards:Ensure compliance with all relevant regulations, standards, and company policies.Implement best practices in commercial management and procurement.Maintain up-to-date knowledge of industry trends and market conditions.Ensure adherence to health, safety, and environmental (HSE) regulations.
