Job Title: Manager Accounts, Operations and Admin Location: UAE Salary: AED 8,000 per month plus once-a-year return ticket and visa fee paid Job Summary: We are seeking a highly experienced Manager Accounts, Operations and Admin with 8+ years of experience, preferably within real estate or project-based environments. This role is responsible for financial strategy, real estate project profitability, ROI and IRR analysis, PDC system ownership, and senior-level financial decision support, while also ensuring accounting accuracy, compliance, and team oversight. The Manager Accounts, Operations and Admin will act as the financial authority on real estate projects, supporting management in pricing decisions, plot sale strategy, cash flow planning, and long-term investment analysis. Key Responsibilities Real Estate Project Strategy & Investment Analysis • Responsible for financial analysis for real estate projects and other companies, including multiple project phases and plot categories • Analyse different project types, plot sizes, plot areas, and rate per square foot • Lead plot-level profitability analysis for sold plots, including cost allocation and realised margins • Perform scenario-based analysis for unsold plots under different pricing and rate-per-square-foot assumptions • Advise management on which plots should be sold next based on financial and strategic analysis • Calculate and analyse ROI, Annual ROI, IRR, and XIRR for real estate projects and investments • Support pricing strategy, investment feasibility, and capital allocation decisions Post-Dated Cheque (PDC) Responsibility & Cash Flow Planning • Responsible and govern the PDC framework across all projects • Design and maintain a structured PDC tracking and notification system • Align PDC inflows with project cash flow forecasts and funding requirements • Identify collection risks early and escalate exceptions to senior management • Ensure accurate forecasting of inflows based on PDC schedules Accounting, Operations & Admin • Lead operational and administrative matters as required to support smooth business functioning. • Structure and close business deals, particularly with real estate developers and key stakeholders. • Managing and supervising teams of real estate agents, including performance monitoring, guidance, and target achievement. • Handle buying and selling of real estate inventory, as well as manage other business transactions as required from time to time. • Oversee general ledger activities including journal entries, accruals, and adjustments • Ensure timely and accurate daily, weekly, month-end, and year-end closing • Review financial statements prepared by the accounts team for accuracy and compliance • Ensure compliance with UAE tax regulations, VAT, statutory filings, and reporting requirements • Lead internal and external audits, including preparation of schedules and explanations • Review work of Accounts Managers and junior accountants and provide technical guidance and mentorship

This role is primarily execution-focused and supports the Accounts Manager by ensuring accurate financial records and timely reporting. The role of Senior Project Manager is to represent the Developer on-site, overseeing day-to-day construction activities and ensuring that works are executed in accordance with approved designs, specifications, safety standards, and regulatory requirements. Minimum 10 years of experience in site-based engineering roles, including at least 3–5 years as a Resident Engineer on large-scale real estate or infrastructure projects.Strong knowledge of construction methodologies, building codes, and UAE regulations.Demonstrated ability to read and interpret technical drawings, specifications, and contract documents.Proficiency in project management and reporting tools (e.g., Auto desk, MS Project, Primavera, AutoCAD).Excellent leadership, problem-solving, and communication skills.Ability to maintain firm oversight while fostering collaboration among site teams.Preferred Attributes:UAE Society of Engineers membership or equivalent local accreditation.Experience with mixed-use, hospitality, or residential tower projects.Fluency in English is required; Arabic is an advantage.PMP certification or equivalent project management credentials is a plus.
